TIPS FOR BUYING A HOME IN PALM SPRINGS

Palm Springs real estate is different than real estate anywhere else in the US. Even if you’ve bought and sold other homes in CA, PS is different, trust me.

To start with, many of the homes are on leased land - meaning that you own the house but not the land. That adds extra time to the purchase process and extra expense to your monthly or annual cost of ownership. If the property is a condo, things can get even more complicated. Pro-tip: if the list price looks really low, the home may be on leased land. Typically homes on leased land are around 20-25% less than if you own the land but that percentage could be higher or lower.

If you are thinking of buying a home in Palm Springs that you are interested in monetizing for short term rental - well, not so fast. There are very strict rules in the City of Palm Springs regarding short term rentals and you might not be able to get a permit. If the home you are buying is in a gated community or is a condo, that can be even more complicated.

Make sure you visit Palm Springs during the summer - even if you aren’t planning on living here year round. It’s hot - you already know that. But multiple weeks of triple digit weather on end is not for everyone.
